Many Low Income Housing Tax Credit properties are reaching the end of the 15 year Low-Income Housing Tax Credit compliance period, and are eligible for sale to their sponsors. Year 10 in the life of a tax credit deal is an ideal time to begin planning and taking action. In this session, we will discuss disposition strategies for the nonprofit sponsor, and review partnership provisions including rights of first refusal, purchase options, exit taxes, and preservation of affordability. We will briefly discuss understanding capital accounts, an action plan for preparing for Year 15, and review two hypothetical case studies.

For 16 years, the awards have recognized organizations that demonstrate leadership, innovation, effectiveness and quality operations and services delivery in affordable housing. Since 1996, the program has awarded 93 affordable housing properties more than $1.9 million in funding. This year’s awards will continue to focus on the best in green senior housing and services. This Live Online Event covers award eligibility and criteria, application elements and requirements, and the online application submission process.

Join us for an overview and discussion of Enterprise's latest Building Sustainable Organizations toolkit: Early-Warning Systems for Affordable Housing Projects. This publication provides guidelines for selecting and monitoring properties from feasibility to Year 15. Presenters Ben Nichols and My Trinh will share sample tools (e.g., criteria, guidelines and dashboard indicators) to help boards and senior management assess risks at various stages in a project’s life. These tools are meant to aid in deciding whether a project should move forward, when it should be deferred and when to approach lenders and other stakeholders for assistance.
Using Technology to Connect to Health Services in Low-Income Senior Housing

How can housing organizations use technology to monitor the health of senior residents? How can mobile phones be used to provide culturally-appropriate health management messages to seniors? Participants in this session will learn about telehealth and remote sensor monitoring from Selfhelp Community Services (Queens, NY), and a mobile phone based chronic disease self management program from LanguageMate, a technology provider. Participants will learn how their organizations can start to think about using technology to help senior residents age in place.
